Tenant Fees

We are registered with the Propertymark Client Money Protection Scheme, to ensure the safety of your money.

 

 

1) A late payment charge may be be applied in the event that you are 14 days late with your rent equivalent to 3% above Bank of England Base Rate

 

2) Should you wish to change a current Assured Periodic Tenancy e.g; adding a pet or adding an additional tenant, there will be a charge of £50 including VAT

 

3) Lost keys replacement fee of £30 including VAT on all our managed properties in addition to the full cost of replacing the locks at the property.

 

 

On application:

 

We require full disclosure at the application stage of any adverse credit history, if applicable. This includes (but is not limited to) late payments, defaults, County Court Judgments (CCJs), bankruptcies, or any similar issues. 

We reserve the right to seek references and documentation evidence such as ID, proof of income, bank statements etc for the purposes of vetting and assessing your application. 

Failure to disclose relevant credit history and/or act in good faith will result in your application being declined.

 

Before referencing is commenced, you will be required to pay a holding deposit equivalent to one week's rent to reserve the property. This amount will be deducted from your first month’s rent.
In the event that your application does not proceed for reasons beyond your control, the holding deposit will be refunded in full. 

 

Upon acceptance of your tenancy, the balance of the first month’s rent, along with the tenancy deposit (not exceeding five weeks’ rent), must be paid prior to check-in.
Your deposit will be protected under the Tenancy Deposit Scheme (TDS) in accordance with the prescribed legal timescales.
