Tenant Fees

We are registered with the Propertymark Client Money Protection Scheme, to ensure the safety of your money.

 

From 1st April 2019 we will abolish all tenant fees with the exception of:

 

1) A late payment charge will be applied in the event that you are 14 days late with your rent equivalent to 3% above Bank of England Base Rate

 

2) Should you wish to terminate a tenancy before the end of the fixed period then, if the Landlord agrees to your request, you agree to maintain all rent payments until you vacate the property in line with your tenancy agreement and to cover your Landlords "Tenant Find" fee of 50% + VAT of the first months rent with a minimum charge of £395+VAT prior to commencement of re marketing. 

 

3) Lost keys replacement fee of £25+VAT on all our managed property in addition to the full cost of replacing the locks at the property.

 

 

On application:

 

We require full disclosure at the application stage of any adverse credit history, if applicable. This includes (but is not limited to) late payments, defaults, County Court Judgments (CCJs), bankruptcies, or any similar issues. 

We reserve the right to seek references and documentation evidence such as ID, proof of income, bank statements etc for the purposes of vetting and assessing your application. 

Failure to disclose relevant credit history and/or act in good faith will result in your application being declined.

 

As part of our vetting process, we reserve the right to request references and supporting documentation such as identification, proof of income, and recent bank statements to assess your suitability for the tenancy.

 

Once referencing has been completed, you will be required to pay a holding deposit equivalent to one week's rent to reserve the property. This amount will be deducted from your first month’s rent.
In the event that your application does not proceed for reasons beyond your control, the holding deposit will be refunded in full. 

 

Upon acceptance of your tenancy, the balance of the first month’s rent, along with the tenancy deposit (not exceeding five weeks’ rent), must be paid prior to check-in.
Your deposit will be protected under the Tenancy Deposit Scheme (TDS) in accordance with the prescribed legal timescales.
