Landlord Fees

Our fees are straightforward and transparent.

 

We are registered with the Propertymark Client Money Protection scheme, to ensure the safety of your money.

 

 

From 1st April 2019 the following charges will apply.

 

 

 

Full Tenancy Management

 

This service includes; first port of call for all maintenance issues and liaison with insurers and 3rd parties where necessary, rent collection, tenant dispute resolution, check ins/outs, photographic inventories.

 

14.4% including VAT for unfurnished tenancies

15.6% including VAT for furnished tenancies

   

A minimum tenancy management fee of £72 per month inc VAT per property applies where we are managing up to two tenancies on your behalf.

 

This rate reduces to 10.8% including VAT for Landlords who ask us to manage 3 tenancies or more. 

 

Property inspections are carried out 3 times per year and are charged at £30 inc VAT per inspection in the month they are carried out.

 

Tenancy Deposit Management including collection and protection of the deposit and dealing with disputes is charged at £10.80 per month inc VAT.

 

Tenancy Renewal Fee of £102 including VAT which includes re pricing and negotiating of a rent increase, where possible, with your tenant and issuing of a new 6 or 12 month Assured Shorthold Tenancy in line with your wishes.

 

 

 

Tenant Find Service

 

This is a "no let, no fee" service.

 

We offer marketing, viewings, referencing for up to two people and the setting up of an initial Assured Shorthold Tenancy Agreement within the scope of our fee. 

 

Our Tenant Find only service is 60% of the first months rent including VAT with a minimum fee of £474 including VAT.

 

Additional references (e.g. where an additional guarantor may be required) will be charged, where pre agreed with you, at £120 including VAT.

The owner of the property is legally responsible in law for ensuring that the property is fit for purpose, insured correctly with permission to let and a selective license from the local authority where necessary.
